Start with your property

A considered plan.
A clear next step.

A good sale starts with understanding what makes your property different—and what buyers will compare it with.

Jim brings local knowledge and a background in homes, ranches, and acreage to the conversation. Together, you’ll review condition, recent comparable sales, preparation, and timing before settling on a plan.

From first walkthrough to closing

The selling process

  1. Walkthrough & pricing

Discuss the property, recent comparable sales, and the reasons for a proposed asking price. Agree on the pricing advice and presentation you need.

  2. Preparation

Review repairs, presentation, and disclosure documents before listing. Discuss which inspections or improvements are appropriate for the property and budget.

  3. Presentation

Agree on a marketing plan with Jim: photographs, the listing description, distribution, showings, and any aerial images or events the property needs.

  4. Showings and offers

Jim handles showing requests and feedback, then walks you through every offer term by term: price, financing, contingencies, timelines, and what each buyer's terms mean for certainty of closing. He negotiates on your instruction.

  5. Escrow to close

Inspections, contingency removals, appraisal, repair requests, title, and the closing calendar. One client wrote that Jim caught “a sizeable error” from the title company “that saved us money.” He stays on it until the money is in your account and the keys are handed over.

  6. After

Jim keeps in touch. Several families have come back for a second, third, and fifth transaction.

Do I have to fix things first?

Not always. Some repairs return more than they cost and some only delay you. Jim will tell you which is which for your house at the walkthrough.

What does it cost to sell?

Commission is negotiable and set in the listing agreement. Ask for an estimate of closing costs and proceeds, including any loan payoff, taxes, repairs, and agreed buyer concessions.
