Bodega Bay, on the Sonoma coast

From Petaluma north on 101

Jim Lanatti’s record runs the length of the county. Penngrove, where he listed 119 acres on Main Street. Rohnert Park, where 1546 Karleigh Place sold in 2021 on the listing side. Santa Rosa, the county seat, where the record includes a home and 4.8 acres on Primrose Avenue. Cotati and Sebastopol in between. Cloverdale at the north end, where he listed the 274-acre ranch at 32725 Highway 128 and represented a buyer on Cherry Creek Road in 2021. Drive prospective routes at the times you expect to use them; travel varies with distance, traffic, and road conditions.

The first difference is who is in charge. Petaluma, Cotati, Rohnert Park, Santa Rosa, Sebastopol, Healdsburg, and Cloverdale are incorporated cities with their own permitting agencies; Windsor is an incorporated town. Penngrove and the country between the cities are unincorporated, which puts zoning, permits, and most records with Sonoma County through Permit Sonoma. The second difference is the land itself: a city lot, a county parcel on septic, or a ranch under a Williamson Act contract each carries its own checklist.

Questions about Sonoma County

Does crossing a city line change what I need to check?

Crossing a city boundary can change the permitting agency and applicable zoning. Confirm utilities, districts, and assessments separately for the parcel.

Inside a city, the city’s planning department reviews permits and the house is usually on city water and sewer. Outside one, Permit Sonoma applies the county zoning code, and water and sewer may be a well and a septic system with their own records and tests. School districts, fire districts, and special assessments on the tax bill also follow their own boundaries, not the city’s. Start with the parcel number: the county parcel search shows the jurisdiction and the zoning letters, and the tax bill shows the assessments.

How does Jim handle a sale in one town and a purchase in another?

Plan the two transactions together: financing, contingencies, closing dates, and where you will live if the dates do not align. Neither closing is guaranteed until its conditions are satisfied.

Jim has represented repeat clients on both the sale and the purchase, and his reviews describe clients who sold one home and bought the next with him. The practical questions are the same every time: whether to sell first, buy first, or make the purchase contingent on the sale; how long the buyer of the first house will wait; and what a rent-back after closing would cost. Pricing the sale correctly is what makes the rest possible, which is why the pricing conversation comes first.

Is acreage in Santa Rosa or Cloverdale judged the same way as west of Petaluma?

The checklist is the same. Water, access, zoning, Williamson Act status, septic, fire insurability, and what the land has carried. The answers change with the ground.

Soil, terrain, road access, utilities, and permitted uses vary by parcel. Use the rural property checklist and agency links to begin investigating. Jim’s 274-acre Highway 128 property is presented as a past listing.

Why use a Petaluma agent for a home in Rohnert Park or Santa Rosa?

Jim’s record includes representation beyond Petaluma, including Rohnert Park and Cloverdale. Ask about his experience with the particular area and property type you are considering.

Examples include the 2021 sale of 1546 Karleigh Place in Rohnert Park, a 119-acre Penngrove listing, and buyer representation on Cherry Creek Road in Cloverdale in 2021. He has been licensed since December 2004 and works from Century 21 Epic in Petaluma. View the property record.
